Investing in Nico Echo Park, Benefit Corp. offers investors the opportunity to gain exposure to a portfolio of income-producing real estate located in the Echo Park neighborhood in the City of Los Angeles. We believe our investment strategy of investing in a concentrated geographic area (what we call the “Neighborhood Model”), with a focus on investing in multi-family, mixed-use, and commercial real estate (“Target Properties”) represents a unique opportunity to invest in the future of a specific neighborhood.
Additionally, as a Benefit Corporation, Nico Echo Park, has a mandate to balance financial returns to our shareholders with the social and environmental impact of our business on stakeholders in the communities where we operate. We have identified five (5) areas where we’ll concentrate social and environmental impact that we will seek to positively contribute to through our unique investment model:

We expect to use substantially all of the net proceeds from this offering, including proceeds from the sales of shares of common stock to acquire a portfolio composed of “Target Properties” (and additional investments over time) with a focus on investments within the Neighborhood where we feel that the risk-return characteristics are favorable.
